What is a landlord safety certificate?
Dangerous electrical systems can endanger human life, cause injury and pose a serious risk of fire. As such, landlords who do not maintain their properties to a safe standard can face enforcement action such as heavy fines, improvement notices under the Housing Health and Safety Rating System and imprisonment.
Landlords are legally obligated to provide safe properties to tenants during their tenancy. This includes making sure all wiring, fuse boxes, sockets and switches are not dangerous. Regular inspections of the property to identify any potential hazards with the property’s electrics are highly recommended.

Our Landlord Safety Certificate Services
All of our electrical engineers are fully qualified and experienced working on commercial and rental properties. We can liaise with letting agents and work around other tradespeople. We can check the full electrical installation of any property against the requirements set out in regulation BS 7671 and provide you with an electrical installation condition report, identifying any faults and including any recommendations for remedial work.
Our landlord safety certificate services include:
- Electrical safety certificates.
- Electrical inspections and testing.
- Electrical repairs.
- Portable Appliance Testing (PAT).
- Consumer unit (fuse box) installations.
- Emergency fault finding.
- Full Electrical Installation Condition Reports (EICRs).
The Electrical Certificate report will be generated within 24 hours of completion of testing. A quotation for remedial work to bring the electrics of the property to a safe standard will be provided with the report. At which time all remedial measures have been undertaken and all installations and appliances comply with the BS 7671 wiring regulation standards, we will at this stage issue a satisfactory Landlord Electrical Certificate.
